Existing Concrete Floors

Concrete floor grinding, polishing and preparation for commercial spaces.

MJ Stone & Tile Works supports retail, restaurant, office and warehouse renovations with surface preparation and finish work on existing concrete. We review the slab and the specified finish before pricing the right scope.

Send concrete plans Illustrative scene; not a photograph of an MJ project or crew.

Start with the existing slab, the next finish and the jobsite conditions.

Floor preparation can affect every finish that follows it. MJ reviews existing coatings or adhesive, cracks and repairs, transitions, levelness, moisture-test requirements, access and the finish schedule so the proposal separates known work from field-condition allowances.

Our focus is refinishing and resurfacing existing concrete—not new structural slabs, foundations or general concrete placement. Where drawings are incomplete, we identify what needs a site review or estimator confirmation.

Grinding & surface preparation

Prepare existing concrete by grinding, cleaning and removing appropriate adhesives or coatings before the specified next floor system. Removal methods depend on what is actually on the slab and any hazardous-material restrictions.

Polished concrete & sealers

Plan the grind sequence, finish expectations, edges, repairs and protection for an existing concrete floor. Densifier, sheen, aggregate exposure and sealer choices follow the project specification and approved mockup.

Patching & self-leveling

Address localized repairs, flattening, elevation changes and self-leveling over an existing slab where the selected floor finish calls for it. Actual quantities and material systems require field verification.

Coatings & moisture review

Prepare substrates for appropriate resinous or epoxy coating systems. Moisture mitigation is assessed against test results and the specified manufacturer system; a coating is not a substitute for verified moisture conditions.

Equipped for existing-floor preparation.

MJ's equipment includes a Lavina L25LS7 floor grinder and an SVX3 dust extractor. The machines support concrete grinding and polishing preparation; the production method, tooling and dust-control plan are selected for the actual slab and site constraints.

Helpful information for an estimate

  • Floor plans, finish schedule and relevant specifications
  • Existing-floor photos and current coating or adhesive details
  • Approximate areas, elevation or flatness requirements
  • Moisture-test results and product requirements, if available
  • Site access, working hours and bid deadline

What can MJ carry in a concrete-floor package?

Can you remove old adhesive or coatings?

We can review removal and grinding of suitable existing materials. The scope depends on substrate condition, material identification and any hazardous-material requirements.

Can leveling and polishing be priced together?

Yes, as separate scope components after reviewing the finish requirements and existing slab. Leveling materials and a polished-concrete finish are not interchangeable.

Do you pour new structural concrete?

Our advertised concrete scope is existing-floor preparation, refinishing, resurfacing and finishes. New slabs, foundations and structural placement are outside this service page.
